Kitchens: Our contemporary, German designed kitchens are a real feast for the eyes and have been designed with both functionality and practicality in mind. Featuring luxurious solid silestone worktops and flush unit doors in natural tones they come fully equipped with all appliances including an integrated double oven, gas hob or / and induction, extractor hood, microwave, dishwasher, American fridge freezer, stainless steel 2 bowl sink with chrome mixer tap in the kitchen plus. Additional stainless steel single bowl sink with chrome mixer tap in the utility room, washing machine, clothes dryer and fridge freezer.
Bedrooms: The bedrooms within the properties we design are well planned and all of them feature built-in wardrobes or integral storage. On request underfloor heating can be installed.
Bathrooms: Our elegantly designed bathrooms feature stylish, contemporary white porcelain suites comprising bath with thermostatically controlled shower, wall-mounted basins, wall-mounted concealed cistern WC, chrome towel rail and fully integrated storage concealed behind mirrored vanity units. Bathroom floors and walls are fully tiled, and we also offer you a choice of high quality pre-selected porcelain (Porcelanosa) wall tiles or marble. All bathrooms have underfloor heating installed.
En-Suites: Feature high quality contemporary white wall-mounted basin and wall-mounted concealed cistern WC with soft close, thermostatically controlled shower units, polished chrome taps and towel rails plus the bonus of cleverly-designed storage space. Floors and walls are fully tiled, and you may also choose from a preselected range of quality porcelain (Porcelanosa) wall tiles or marble. All en-suites have underfloor heating installed.
Guest toilet: Features the same high quality white porcelain sanitary-ware as our bathrooms, which include wall-mounted basin, wall-mounted concealed cistern WC and polished chrome taps. Floors and walls are fully tiled, and you can also choose from a preselected range of quality porcelain and marble wall tiles.
Windows: Are standard high quality white PVC windows, floor to ceiling high with minimum ceiling height 2,70m, double or triple glazing depending on the type of property. Other windows types available like aluminium, wooden or stainless-steel windows, mirror glass, self-cleaning glass, etcetera.
Floors: Standard we use high quality parquet floors in all rooms, except in the bathrooms and guest toilet, but other options available are marble floors and / or Porcelanosa tiles within calculated price range of the project.
Joinery: Most properties feature a combined marble, chrome and glass staircase or hardwood staircase in either oak or walnut but many of our designs have an elevator included. All internal doors are finished in either oak, walnut veneer and fitted with attractive contemporary chrome door handles or with in-wall sliding security glass doors.
Energy Efficiency & Central Heating: Through our triple insulation and cavity walls all our homes are highly insulated and fitted with thermally and acoustically efficient, ‘future-proof’ double-glazed uPVC windows as standard. The latest energy-efficient, gas-fired condensing system boiler provides central heating and hot water with optional thermostatically controlled radiators. Our properties obtain an Energy Certificate A or B.
Air conditioning: A conduct air conditioning system warm / cold is installed in the entire property with individually on / off remote controls for living area and master bedroom.
Electrical: We include plenty of sockets and switches throughout your new home and these are available in many different styles and colours. There are telephone sockets in all the rooms, a Sky Plus master point is included in the lounge and a Sky Plus Multiroom point in the master bedroom. All other bedrooms, kitchen and / or study) also benefit from TV points and can be fitted with Sky Plus master points. Our electric systems are done the Belgian or German way to obtain a highly efficient power supply to our properties. Outside sockets and switches are specially water resistant for outside use.
Elevator: Many of our properties have an elevator but if you choose a property that does not feature one we can install one at extra cost.
Decoration & Internal Finish: Walls and ceilings are finished with smooth plasterwork and standard decorated in calming neutral tones and if internal woodwork is used the finish will be in white gloss to provide the perfect canvass to personalised to your individual taste. But according to the clients wishes we can use the colours they prefer.
Inside walls (Cavity walls): Are constructed with SIP (Structural Insulated Panel (OSB) with gypsum board and smooth plaster finish.
Outside walls: Outside walls are finished with cement, smooth finish, and standard high quality white outside paint.
Lighting: We install recessed down lighting to the hall, landing, kitchen, bathrooms and all en-suites and provide pendant light fittings in the lounge, dining room, bedrooms, study and family rooms so that you may install fittings of your own choice. If client requires down lighting in all rooms or more rooms, will be installed.
Terraces: All terraces, porches and solariums are finished with an anti-slip tile especially for outside, different types available.
Fire & Alarm Safety: A mains smoke detector system and alarm system with battery back-up pack is fitted as standard for additional peace of mind.
External Doors: All properties are fitted with high performance finished front and back door with polished chrome door, dead lock, lever latch, fire resistance and security doors. Other options available!
Garden & Landscaping: Paths are paved with slabs and front and back gardens are landscaped, turfed and fence. The property can be fully walled at an extra cost.
Garage: Electric garage door with remote control, turntable at extra cost available
